The homeowner purchased this stunning apartment and immediately contacted us to assist with the pre-installed technology and to further develop it moving forward. The property is located on the upper floors of the newly built Chelsea Waterfront Drive development. Featuring unrivalled views of the River Thames from the living area, the client's first priority was to provide a discreet TV solution in the living area whilst importantly maintaining the incredible views.
Discreet display
Modal AV turned to motorised display solutions experts, Future Automation, using an under bed lift & 360 swivel mechanism a TV could be housed underneath a custom built coffee table. Modal AV created a 3D render of a coffee table design and commissioned their joiner to begin building. This solution would allow the breathtaking views to be uninterrupted but at a touch of a button (or voice command) the living space can be transformed into a media zone. The UBLS system allows a 360 degree rotation of the TV, presets can be saved for viewing from the dining, kitchen and balcony areas.
Premium Audio
A bespoke Leon soundbar sits flush with the TV, whilst a Leon subwoofer is housed underneath the bespoke coffee table. Ceiling or floor standing speakers were not a viable option so the soundbar provides audio streaming services via Airplay or Crestron Home.
Follow the light
Although large windows mean lots of natural sunlight, unfortunately sunlight generates heat and UV rays. To ensure the temperature can be maintained and light levels controlled, Modal AV installed multiple Lutron QS Sivoia roller shades. The windows facing the sun house wireless mullion sensors that track sunlight levels and adjust the shades accordingly. Not only does this assist in regulating the temperature from the solar gain but it also protects the furniture from UV damage and provides privacy. Each bedroom features a black out blind with custom side channels with the master bedroom featuring a bespoke curved curtain track system.
Smart Home Automation
The building contractor chose Crestron as the base platform for the home automation system. Modal AV built upon this by upgrading the system to the Crestron ‘Home’ platform. In doing so the home owner was now able to personalise the system via the inwall touch screens and iOS app. Scenes can be created to include shades, AV, heating, cooling and lighting, all of which can be controlled remotely allowing seamless arrival.
Lighting the way
Creston centralised lighting provided the base lighting system. DALI & phase adaptive dimming controls downlights, pendant lighting and 5amp circuits. Modal AV was tasked with creating a softer atmosphere. Turning to premium lighting manufacturer XAL we were able to offer a dynamic lighting solution. These systems are used to adapt the indoor lighting characteristics to the natural outdoor conditions. This stops the inner clock, which sets sleep and wake cycles.
